Site Allocations
Broxbourne Council has recently published its
Pre-Submission Core Strategy which addresses the key planning
issues facing the Borough and sets out ambitious but realistic
plans to become a more prosperous and sustainable
community.
Policy CS1 Sustainable Neighbourhoods of the
Submission Core Strategy states that future development will be
directed to urban sites in existing towns, small edge-of-urban
sites that can be delivered without major infrastructure investment
and/or large green belt sites supported by investment in roads,
public transport, utilities, open spaces and community
facilities. Other policies clarify that development will be
brought forward by approving planning applications and by
allocating and phasing suitable sites as part of a site allocation
process.

If you have a site(s) that you would like to
promote to the Council for housing, employment, retail or other
development then you may wish to consider the following
options:
- Firstly, you can contact the development
control team on 01992 785555 to speak to a planning officer about
submitting a planning application. This is more appropriate
for urban sites which are close to services and with good transport
access.
- Secondly, you can complete and submit a
'call for sites' form so
that the Council is aware of your site and can consider it in more
detail at the start of the site allocation process. This is
appropriate for urban sites which you do not necessarily wish to
develop in the short-term and for sites in the green belt which are
less likely to be granted planning permission. The form asks
some straightforward questions such as your contact details, the
address of the site and what type of development you would like to
promote it for (i.e. housing, employment, retail, other). It
also requests a map with your site outlined in red.
- Thirdly, you can consider appointing a
planning consultant to promote the site on your behalf. The
Council will aim to make the process as simple as possible so that
people do not have to seek professional advice, but it is entirely
up to you. The Council cannot recommend any particular
consultants but you may wish to visit the Planning Resource
website.
