Private renting for tenants

Simple Lets for tenants

Simple Lets can help you to find a private rented property to:

  • prevent or resolve your homelessness
  • move into accommodation of your own choice in any area
  • get advice on searching for a suitable, affordable property
  • get financial support to set up a tenancy and keep it on track, even if you receive benefits

A dedicated officer will be a single point of contact for both you and the landlord throughout the tenancy to resolve any issues that may arise.

To be eligible you must have been referred to the Simple Lets scheme by the Housing Advice Service. Contact the Council for more information.

What you can do

Once you have been referred to the simple lets scheme you will be on the waiting list for a private rented property. Due to the lack of available properties and the high demand, it may take some time before you reach the top and move in to a property.

Therefore you will be expected to actively search for your own PRS property, this can be done be using websites such as: Zoopla, Rightmove and OnTheMarket. You can also contact local estate agents to see their available properties and sign up to mailing lists.

You can also find out if you would be entitled to any benefits to support you via Benefit calculator.

You can find Local Housing Allowance rates for different areas to assist your search on the Directgov website

If you find a property you should contact your housing officer who will forward the case onto the simple lets team to discuss the property with you. The simple lets service will also assist you with properties that are not in the Borough of Broxbourne to resolve your homelessness.

If you are able to save money whilst searching for a property, this would be beneficial as not all properties come furnished so you may need to buy things such as beds, storage, or white goods once you move in.
