Council launches public consultation on two plans for development in Waltham Cross

Broxbourne Borough Council is currently consulting on plans for two developments in the Borough.

Residents have until Friday 15 July to comment on plans for Park Plaza North and Waltham Cross town centre. Both plans can be found at www.broxbourne.gov.uk/consultations.

The Park Plaza North Development Brief Supplementary Planning Document (SPD)

The Park Plaza North site (located behind the Travelodge on the A10) is up for sale by its owner, IKEA. The development brief sets out the Council’s vision for the site, which would include a mix of business, industrial and logistics uses, and a conceptual masterplan featuring a new Park Plaza Station.

The brief also includes the potential for the relocation of other businesses. Fishpools, backed by Broxbourne Council, are looking to relocate their High Street furniture store into a state-of-the art site that could be the flagship development at Park Plaza North. The plans also provide the potential to relocate other businesses that may be required due to regeneration plans at Brookfield, Cheshunt Lakeside and Waltham Cross - including Wickes and Homebase.

The Waltham Cross Town Centre Planning Framework

This document details a number of opportunity sites where development could come forward in future in the short, medium, and longer term, as a basis for planning impacts on the local area.

Sites identified in the draft framework, which are shown on the map published alongside the document, include:

  • Fishpools furniture store site, which could become available for redevelopment if the store relocates to Park Plaza North
  • The Northern High Street, including Wickes, Homebase, and a potential redevelopment of Sawyers Court to form a more attractive gateway to the town
  • The Pavilions shopping centre
  • Long-term opportunity sites including the Post Office Depot, and the BT Telephone exchange.

Both of these documents, the Park Plaza North Development Brief and the Waltham Cross Town Centre Planning Framework, are drafts that have been produced for public consultation. Any plans would still be subject to planning application approval.

Consultation responses in respect of both documents should be made in writing, no later than Friday 15 July 2022.
