Council launches consultation on new Residential Design and Amenity Planning Guidance

Broxbourne Borough Council has launched a public consultation on its draft Residential Design and Amenity Supplementary Planning Guidance (SPG).

Residents, developers, and other interested parties are invited to submit comments by Wednesday 23 July 2025.

The draft SPG aims to support applicants submitting planning proposals related to residential development – from new homes to household alterations. It sets out clear, illustrated guidance on the types of developments likely to gain approval, as well as those that may not.

The document provides advice across a range of areas including general design principles to ensure new development or alterations to existing dwellings are well designed, in keeping with surrounding buildings, and protect the privacy and outlook of neighbours.

New residential development is also covered in the document to give guidance on internal space standards (gross internal floor areas) and private amenity space (such as garden and garage sizes).

In addition, the SPG also provides guidance on alterations to existing homes including garage conversions, outbuildings, annexes, and driveways.

The Council is keen to hear from householders and others with an interest in shaping the final version of the guidance. All comments received during the consultation period will be reviewed and considered before the document is adopted.

The consultation will run from Wednesday 25 June 2025 to Wednesday 23 July 2025.
