Apply for an HMO licence

You will need to apply for your house in multiple occupation (HMO) licence at least eight weeks before you need it. 

You will also need a separate HMO licence for each property you have. 

There are three parts to the renewal application, which must be completed in order: 

Part One 

You must provide: 

  • information about all proposed licence holders or a property manager if you are using one 

  • HMO accreditation 

Part Two 

This section includes information you will need to provide about: 

  • the property, including detailed layout plans 

  • the standard of accommodation and tenancy agreement 

  • energy efficiency ratings (including proof of the Energy Performance Certificate)  

  • gas and electrical performance and certification 

  • fire safety (including proof of all fire certificates and fire precaution procedures) 

  • planning consent or any building accreditation 

  • HMO management 

Part Three  

The final section covers: 

  • the ‘fit and proper person’ test 

  • further details about the licence holder, accreditations and any other managed properties 

  • payment of the first part of the HMO licence fee, which is £825 per property

When officers have completed and approved the first series of reviews, you will be sent an email requesting the second £825 payment, plus a fee of £150 for each bedroom over 5 bedrooms.
